Fila Cacao Is Not A Free Ride!
As you sell the dream of living in Costa Rica, please inform your clients that Fila Cacao Is Not a Free Ride. Let your clients know that the entire community works together to financially support our maintenance program. Anyone who chooses to buy property here will be expected to:
Pay an impact fee for new construction.
Contribute to the annual maintenance fund.
Whether they choose to live here full-time, part-time, or just own undeveloped property, they will be expected to participate in the yearly maintenance program. 100% of their contribution will go to the road, every penny.
The Fila Cacao Road Committee is a proactive group of uncompensated volunteers that communicates transparently, represents the interests of all, and proudly delivers on its promise to maintain the road. We believe the road speaks for itself and is a testament to the level of our commitment.

We respectfully ask you to inform your clients that, like hundreds of roads in Costa Rica, the municipality does not maintain Fila Cacao. Rather, it is maintained by contributions from all property owners. It’s a small price to pay to live in paradise.
